Please read these terms and conditions carefully as you will be bound by them. An agreement between you and Constantine House (1983 Venues Ltd) will come into existence once we have received deposit payment and accepted your reservation by issuing email confirmation of booking for the date shown in the rental agreement.

Location & Access
As Constantine House is located in the heart of Thorpe Estate, there are other residents, businesses and a working farm to consider, which means access is controlled. The main entrance gates are open daily from 6am and close at 12am. Between 12am-6am access to the Estate is only possible in the event of an emergency. A phone number for emergencies will be provided on arrival. Certain areas of Thorpe Estate remain private therefore should you wish to explore the grounds, please contact us in advance to arrange.

Check-in / Check-out
Exclusive-use bookings: our standard check-in times are between 2-4pm. Our latest check-out time is 10am. A team member will be available to assist during these times. Self check-in is available after 4pm.

Individual room bookings: Check in is from 4pm-6pm and check out is at 11am. A team member will be available to assist during these times. Self check-in is available after 6pm.

Early check-ins and late checkouts are subject to availability and fees apply. Please contact us for more information.

Breakfast
A continental style breakfast is available for exclusive-use bookings only and is served in the dining room from 8am to 9am. Breakfast is unavailable for room only bookings.
From December 2025 exclusive-use bookings will not include a continental breakfast.

Bookings
Individual room bookings can be reserved online with a valid credit or debit card. Please refer to the individual room rate’s cancellation policy or contact hello@constantinehouse.co.uk for details. In the event of non-arrival, the full rate will be charged. Confirmation of your booking will be sent by email subject to you providing a valid email address.

When booking individual rooms, a maximum of 5 bedrooms can be reserved in one booking. We will do our best to allocate rooms close together but this is not guaranteed. If you are a bridal group booking rooms prior to a wedding at Thorpe Garden, please note that we do not have the appropriate facilities to get ready on the morning of the wedding and that an alternative should be arranged.

Constantine House aims to provide a pleasant and safe environment for its guests and team members. As such, we reserve the right to ask any guest who is abusive, threatening or offensive to our guests or staff to leave the premises immediately.

Group bookings
Constantine House can be reserved for exclusive-use online with a valid credit or debit card. Our exclusive-use rate means you have full use of the house including all bedrooms and communal areas. 50% of the rate is required at the time of booking as a deposit, and the remaining 50% will be collected automatically from the same card 60 days prior to your arrival. If the remaining 50% is not received, we will contact you to arrange payment. If we do not receive the remaining balance, we reserve the right to cancel your booking and your deposit will not be refunded. Cancellations made 6 months prior to the arrival date will be refunded minus a £150 admin fee.

If your booking is linked to a wedding at Thorpe Garden, and the wedding date is moved due to Covid or for any other reason, please contact us as soon as possible to discuss new arrangements. Bookings cannot be accepted from persons under 25 years of age.

The person named in all correspondence will become known as "Group Leader". He/she will remain as group leader until the stay is completed. The group leader will be our point of contact at all times and will be granted authority to deal with us on behalf of every member of the relevant group. The group leader accepts full responsibility for his/her group, and he/she should ensure all members of his/her party adhere to the terms and conditions at all times.

Rates
Individual room rates shown on our website are per room per night and include refreshments, linen and towels, parking and VAT. Exclusive-use rates are for the entire house per night and include refreshments, linen and towels, parking and VAT. All rates are subject to change.

Guest Registration & Room Allocation
When booking Constantine House for exclusive-use, you will be sent a room allocation form to be completed with your guest’s names two months prior to your arrival. We are required by law to maintain a register of all guests staying overnight, and only those people registered on the form can occupy Constantine House.

Please note all bedrooms sleep 2 guests. The maximum occupancy of Constantine House is 42 persons, including children. From 2026, the maximum occupancy is 40 guests, including children. Infants in travel cots can be excluded from the overall headcount.

We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

Parking
We provide one complimentary on-site parking space per room, subject to availability. Cars and their contents are parked entirely at the car owners' risk.

Damage
We reserve the right to charge a cautionary deposit of up to £2500 for the property being left in an unreasonable condition, loss or non-return of keys, damage to the property, damage or loss of contents, and/or additional or excessive cleaning.

Smoking
Constantine House is a strictly non-smoking establishment anywhere in the building and its environs. Should you smoke in your room, our fire system will trigger and we will charge a fee of £250 to your card for having to undertake a deep clean of your room. This policy includes e-cigarettes and vapes.

Additional Requirements & 3rd Party Suppliers
Additional services such as additional cleaning, activities, etc., are advised to be arranged as far in advance as possible of the arrival date and will incur an additional fee. Generally, a minimum of two months prior to the arrival date is required to arrange additional services. Where sufficient notice is not given, then arrangement of additional services is dependent on availability and is not guaranteed. There are no guest kitchen facilities on site. Please get in touch for further details on catering.

Health & Safety
Children under 18 must be supervised by their parents/guardians at all times. Thorpe Estate is generally a safe and secure environment, monitored 24/7 by CCTV. However, please close windows and lock doors when you leave your rooms unoccupied.

Noise
Fireworks & Chinese Lanterns are not permitted anywhere on the estate. If any fireworks or lanterns are set off there will be an automatic fine of £500, which will be removed from the cautionary deposit. Loud music must be kept indoors, and there is a noise curfew of midnight across the Estate. Please be respectful of our neighbours.

Personal belongings
We cannot accept any responsibility or liability for loss of or damage to any of the guests personal items, belongings or vehicles, however caused.

Pets
Pets may be allowed within reason, via prior approval, and solely at the discretion of the management. Pets are not allowed on the beds or furniture, and may not be left unattended.

Property Maintenance and Complaints
We reserve the right to enter Constantine House at any time to undertake essential maintenance or for inspection purposes. Guests must report any pre-existing damage noticed upon arrival within 24 hours. If any issues arise during the stay, guests must contact the Estate Manager as soon as reasonably practicable. If an issue is not reported and we are denied the opportunity to investigate or rectify a problem, then the guest will have waived all rights in the matter.

Wi-Fi
Ultrafast wi-fi internet connection is available at no extra cost, subject to technical availability. Constantine House shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.

Termination Policy
Constantine House reserves the right, at its sole discretion, to terminate without notice an individual’s stay where deemed necessary, and the rate will be fully refunded.
